Building Regulation Drawings

Once you have successful planning approval, the next stage involves Building Regulations approval where appropriate. This can be received using two different methods; Building Regulations drawings can be submitted, or a Building Inspector can inspect the works as they progress. There are advantages and disadvantages to both, however if you have limited construction knowledge or you intend to use an unfamiliar builder, generally you should ensure Building Regulations drawings.

If you are fortunate enough to know of very competent builder and the build is relatively straightforward, you can proceed using a Building Inspector who will inspect the work at relevant intervals (for example, when foundations have been excavated). Of course you will still require structural calculations to ensure the correct beam sizes are used, to avoid a structural failure (collapse). You must have complete faith in your builder when using this process.
