With planning approval, or confirmation of Permitted Development and Building Regulations approval attained, the next stage involves collecting tenders from local builders. Tenders should be collected from builders within close proximity to your site, as additional costs will be involved with travelling to the site and these could be 'hidden'. Furthermore local builders should have developed a good relationship with materials outlets and ensure prompt delivery, to avoid construction delays.


It is recommended that anywhere between three and six quotes are sought, always ask friends and relatives if they have used the services of a particular Builder and whether they were satisfied with the service they received. Ideally visit recently completed project they were involved in, checking the quality of final finishes.


It is sometimes preferred to arrange the final services separately, such as electrical, plumbing and final finishes (e.g. Plastering). While this does require more client/owner input, it can allow a greater control over the project time scale as well as cost. However, if you have faith in your builder and have a busy lifestyle, you would do better to entrust them to maintain and organise the final works.
